Six factors move the price more than anything else.
Three patterns we see in second-opinion calls.
Over-piering. Quotes that wrap the whole house in piers when only one or two corners have actually moved. The marker is a quote that does not include floor elevation data showing where movement is, just a recommendation for "a full system."
Bundled mystery work. Drainage, waterproofing, encapsulation, and dehumidifiers thrown into the same package as the structural repair, all on one line, with no itemization. Sometimes those add-ons are appropriate. Sometimes they are padding. Itemized quotes let you compare bids.
"Lifetime" warranty marketing. Long warranties are great when the warranty document actually says what it covers and who pays for what if the system needs work later. Read the warranty document before signing, not just the brochure.
Standard homeowners policies in Kansas almost always exclude damage from soil movement and expansive clay activity. That means most foundation repair is out of pocket. The exceptions are damage caused by a covered event such as a plumbing leak under a slab, where part of the cost may be covered. Read your policy before you assume coverage.
