Most newer Wichita homes sit on a slab-on-grade foundation. That works well until the clay soil under one corner starts to move. When part of a slab drops, the whole house tilts with it. Cracks open at drywall, doors stop closing, plumbing under the slab can shear, and tile floors begin to crown or trough. Slab foundation repair stabilizes the slab, lifts the settled portion back toward level, and stops the chain of secondary damage.
A slab-on-grade foundation is a single thick reinforced concrete pour. The perimeter is thickened into a beam that carries the exterior walls. The interior of the slab carries the interior partitions and the live load of furniture, fixtures, and people. The whole thing rides directly on the soil below. There is no basement, no crawl space, and very little tolerance for soil that moves.
South-central Kansas clay swells when wet and shrinks when dry. In a typical Wichita year the soil under a slab will rise and fall by half an inch or more between spring and late summer. When the swell-shrink cycle is uneven across the footprint of the slab, the slab tilts. A downspout that dumps water at one corner accelerates the cycle on that side. A leaking under-slab plumbing line softens the clay underneath. Both are common starting points for slab settlement in Wichita.
For most Wichita slab homes, the repair plan is engineered steel piers driven at the perimeter beam under load points and at corners where settlement has been measured. After piers are driven to refusal, the crew applies controlled hydraulic lift to bring the beam back toward original elevation. The piers carry the load from there forward.
Interior slab depressions away from the perimeter beam are addressed differently. Where the interior slab itself has dropped, polyurethane foam injection through small ports lifts the slab without excavation. Where plumbing is involved, the leak is located and repaired before any lifting work.
